How the payment is calculated
The simulation uses the French amortisation method, which is common for fixed-rate mortgages. The payment is based on the loan principal, monthly interest rate and total number of payments.
The formula is payment = principal × i / (1 − (1 + i)⁻ⁿ), where i is the monthly interest rate and n is the number of payments. At 0%, the principal is split across all months.
What total home cost includes
Total home cost adds your deposit, the upfront costs you enter and every monthly bank payment, including principal and interest.
Taxes, insurance, linked products and fees are not estimated automatically: add them as upfront costs if you want them included in the simulation.
